Rent and Service Charge update – 2021

Every year we review the cost of rent and service charges to our customers, making sure to follow Welsh Government guidance and taking affordability into consideration.

We know the last 12 months have been particularly difficult for many and we recognise the impact of Covid-19 on our customers and have committed to keeping rent costs as affordable as possible.

We have decided to repeat what we did last year, and only increase our ‘social rented properties’ in line with the Consumer Price Index, 0.5%. That is around 30p to 80p per week depending on the size and type of property you live in.

Where customers live in an ‘Intermediate rented property’ rents will not increase at all for the second year as we want to ensure that rents are affordable for all our customers. For properties with a different type of agreement see our F.A.Q’s.

Service charges are based on the actual cost of providing a service and individual rent letters will have a detailed breakdown. For more information on service charges please visit our Rent & Service Charges webpage.

Thank you to all our customers who recently took part in a survey on ateb rents and those who attended a customer forum session to discuss the approach ateb should take to rent setting this year. If you would like to be involved in discussions about how ateb sets its rents and ensures that they are affordable, please keep an eye on social media and our web site on how you can do this.

  • Rent and service charge letters posted in late February
  • If you pay monthly (rent and service charge), changes will apply from 1st April 2021
  • If you pay weekly (rent and service charge), changes will apply from 5th April 2021
F.A.Q’s

I only pay one amount each month, does this mean I do not have any service charges?

Your rent and service charges are combined into one monthly payment. Please see your rent statement for a breakdown.

My amount I pay each month has gone up by more than 0.5%, why?

Whilst we can freeze your rent increase at 0.5%, your service charge is worked out on what it costs us, or what we predict it will cost. Some of these services may have increased by more than the 0.5%. Please contact us if you have any concerns about the increase in your service charge costs.

My rent has not gone up, why?

Some properties have something called Intermediate rents and these have been frozen for a second year (excluding service charges).

My rent has gone up by more than 0.5% excluding service charges?

A small number of our properties are subject to a lease and/or other form of agreement, where this is the case rents have been set in accordance with the terms and conditions of that agreement.
